Lendemain Homeowner's Association
The Lendemain Homeowner's Association was founded in 1972 to serve the Lendemain community. The board is comprised of volunteers from the community.

Important · Dog waste
Kirkland Municipal Code 8.09.508 requires dog poop to be picked up immediately. It requires anyone walking or accompanying a dog to carry poop bags or other means of disposal on their person the entire time they are accompanying the dog.
If you see someone leaving dog poop on common grounds, please contact Kirkland Animal Control at AnimalControl@kirklandwa.gov or call 855-449-7387. Be sure to have a description of the person and dog, or a picture. If you know where the person lives, include that information as well.
The CC&Rs also prohibit leaving animal waste on private or common grounds (page 65). The CC&Rs and Kirkland Municipal Code (8.09.500) also require all dogs to be on a leash when not on their owner's property.

Pool
The pool is open from Memorial Day weekend through Labor Day weekend. Pool hours, rules and regulations are posted at the gate.

Clubhouse rental
The clubhouse can be rented by any member for parties and events. Loud music is not permitted, and the clubhouse must be vacated by 10 PM. Use the contact form to inquire about availability and rates.

Reminder · No dumping
No dumping on HOA land. This includes garbage, logs, branches, etc. If we find garbage dumped across your property line, you will be liable for the cleanup costs. It is also forbidden to leave anything out on the street with a "free" sign.

Road resurfacing
The HOA will be resurfacing all private drives within the community. For each private drive we'll need a volunteer who lives on that drive to help coordinate and communicate with neighbors. If your home is on a private drive and you wish to volunteer, please use the contact form below.

Important · Timber trespass
Cutting down trees or building anything on HOA land is strictly prohibited, regardless of the excuse. It is trespass, and will be prosecuted. To learn more, search "timber trespass Washington State."

Important · Required approvals
Any permanent exterior changes to your home or yard require HOA board approval. This includes roof repairs and replacements and exterior paint. Failure to get board approval could result in fines and penalties, as per the CC&Rs. When in doubt, seek approval.

Abandoned vehicles
Vehicles parked anywhere in the community where publicly visible must be in good repair, properly registered and in working order. This includes the circle drive. We regularly tow abandoned cars. Kirkland ordinance 12.40, "Abandoned and Unauthorized Vehicles," allows the city to tow and impound any vehicle that has been left for more than 24 hours.

Open board positions
We currently have 3 open board positions. We encourage anyone interested in joining the board to attend board meetings, ask questions and observe for a few months before asking to join. All positions are a three-year commitment. All board members are volunteers, receiving no compensation for their service.

Amending the CC&Rs
The CC&Rs are from 1972, and they were last amended in the '80s. Some members have expressed an interest in updating the CC&Rs. The board is requesting volunteers to sit on a committee to make recommendations for changes and to do the leg-work to get the recommended changes passed by 2/3 of all members.
